Who do I speak to about using this service?

Once you have decided you want to progress with a purchase, our sales team can put you in touch with The New Homes Group and/or our appointed agent/s (for local sales), who will be able to assist with the sale of your existing property.

Here are the steps you would follow on your Assisted Move journey

Visit the village

Visit Burnham Waters in Burnham-on-Crouch and identify your brand new retirement bungalow.

Speak to our agent

Prior to making a reservation, let the sales team know that you would be keen to take advantage of the Assisted Move service. If you go ahead with the service, we will hold your chosen property for an initial period of four-weeks, while you progress with the sale of your existing property.

Property valuation

The New Homes Group or appointed agent/s will get in touch with you direct. Up to three estate agents will value your existing property and advise what they believe is a realistic selling price.

Listing your property

These valuations will be shared with you, along with a recommendation from The New Homes Group and/or our appointed agent/s. Once you have agreed the selling price of your existing property, The New Homes Group will instruct your chosen estate agent (or you can select from our appointed agent/s) and your home will be put up for sale.

If you are working with The New Homes Group, they will deal with the agent on your behalf, throughout the marketing of your home. They will make sure that all of the sales materials present your home to its very best and that the agent is proactively marketing your home, to the best of their ability.

Accepting an offer

The New Homes Group or our appointed agent/s will share any offers with you and provide you with their recommendations.

Secure your new home

Once you are happy with an offer and the agent has secured a buyer for your home, you can go ahead with a full reservation at Burnham Waters and secure your new retirement bungalow here.

Completion

Upon on legal completion, we will pay your estate agent fees^*.

Frequently asked questions

Do I have to use the Assisted Move service?: No you don’t! The service is available as an option for purchasers with an existing property to sell, but you are under no obligation to use the service.
What if I have already got my property on with an agent?: That’s no problem. We can work alongside your existing agent to make sure that your home is being marketed to its very best. If you don’t have a sole agency agreement or you are outside of your agreed time period, we could look to source additional valuations on your behalf, and possibly switch agents at a later date, if this is appropriate and if you are agreeable.
Do I have to accept a low offer?: No, absolutely not. The New Homes Group or our appointed agent/s will present the offers to you, but it is your decision, whether you accept. If you decide you’d like to withdraw from using the Assisted Move service at any time, then you are free to do so. However, your new home may no-longer be reserved.
Will I have to pay for the Assisted Move service?: No, there are no fees to pay for the Assisted Move service. In fact, on selected plots, we will cover your estate agent costs – helping to save you money!* All you have to pay is the reservation fee for your chosen new retirement bungalow at Burnham Waters.
How long will you hold my chosen bungalow?: We will hold your chosen retirement bungalow at Burnham Waters for an agreed time frame – typically this is four weeks.
What if my existing property doesn't sell?: If your existing property hasn't sold within our agreed timeframe, we will review the situation and make recommendations to you.
Can I withdraw from using the Assisted Move service?: Yes, you can withdraw from the service at any time. However, your new home may no-longer be reserved.
